Starting a Construction Project

Many people come to us with one simple question, “Where do I start?” In fact, this question can be difficult to answer, especially if you are unsure of what you want.

A good place to start is to consider the following, which is known as the “Three Legged Stool” or “Pick Two” approach:

→ Timing

→ Quality

→ Cost

Three Legged Stool Approach

These three aspects of a project are very important to think about, because, they will decide the direction your project takes. Consider the three, which two are most important to you and your project, and you will then begin to have a realistic idea of the journey you are about to embark on.

So, are you looking for a high quality building turned around fairly quickly? Are you going for low cost with high quality? Do you want to turn a project quickly with low cost? These are vital questions to ask yourself as you launch this venture.

I will leave you with a few more considerations to keep in mind during your “brainstorm” phase.

→ How much land you need (small lot, a few acres)

→ The type of land you need (brownfield – industrial purposes, greenfield – urban or city environment)

→ Type of building (commercial, educational, industrial, religious)

→ It’s use (warehouse, retail, office)

→ Parking space (visitors, employees, clients)
